Why Asphalt Deteriorates
Pavement fails for a number of reasons, but the main causes are original poor construction, oxidation by the sun and water damage. First, when your asphalt was laid, the deteriorating portion could have had a poor sub-base or the asphalt was too thin in this area. Next, sunlight oxidizes the asphalt in the mix, causing the pavement to lose its durability and color. At this point, cracks may begin to develop, further reducing the integrity of the pavement.
However, if left unchecked the cracks will worsen until water starts to erode the base material and eventually starts to cause pavement failure. Also, cracks will start to expand causing an "alligator" type cracking. This will allow, over time, pieces of asphalt to work loose, exposing the sub-base to the elements. The area should be saw cut to full depth, the deteriorated asphalt removed and a hot bituminous mix should be applied and compacted.

Milling Services:
Nuko Inc also offers asphalt milling services to the wide selection of other services. Milling of deteriorated asphalt is recommended when your asphalt is thicker than 4.00" inches or if you have cracks in excess 2.00" inches in width. This process will save time and money due to lower material and labor costs.
Milling of entire parking areas is recommended when the surface is severely deteriorated. A 20,000 square foot parking area can be milled one day and paved the next making it a very cost effective process for property owners faced with having to remove deteriorated asphalt lots.
